How we select listings
We don't pay for placement. We don't take fees from hosts to be on the directory. Listings are chosen because they consistently deliver a high-quality stay — and we have the data to prove it.
We track the short-term rental market across the Catskills and Hudson Valley as part of our day job running a vacation-rental management business. When a listing meets every criterion below, we add it. When it stops meeting them, we remove it.
What we look for
Verified guest ratings
Minimum 4.85 overall rating with at least 25 reviews. Five-star averages with single-digit review counts don't qualify — we need a track record.
Review consistency
Ratings have to hold up over time. We weight the trailing 12 months heavier than lifetime averages. A great property that's slipping gets flagged and removed.
Operational reliability
Documented pattern of fast response times, clear communication, and clean handoffs. We're operators ourselves — we know what a well-run property looks like.
Listing quality
Real photos of the actual space. Honest amenity descriptions. Accurate location. No bait-and-switch.
Geographic fit
The Catskills and Hudson Valley region only — Greene, Ulster, Sullivan, Delaware, Columbia, Dutchess, Putnam, and Orange counties.
What we don't look at
- Whether you're listed on Airbnb, Vrbo, Booking.com, or your own direct site.
- Property size or price point — quality, not category.
- Whether you advertise with us, work with us, or have ever heard of us.
How often we update
The directory is reviewed monthly. We add new qualifying listings, refresh the data on existing ones, and remove anything that's slipped below the bar.
